Mortgages – Don’t Get Pounded By Prepayment Penalties

Saturday, February 28th, 2009

Many people make a major mistake when applying for a mortgage. They are so relieved to get the loan that they fail to pay attention to prepayment penalties in the loan documents.

Prepayment Penalties

With the refinance craze of the last few years, many borrowers have been surprised to find they are locked into their loan with prepayment penalties. Boiled down, these penalties require borrowers to pay fees if they pay off the loan prior to a certain point in time. By including such language in the loan documents, some lenders are trying to ensure they will recover a certain amount in interest on a loan as well as reach a certain maturity date on the loan. Lucky you.

Prepayment penalties come in a variety of forms. First and foremost, state law controls the amount and types of penalties that can be charged by a lender. Of course, this means each state has different laws and you should make sure you understand what can be done in yours.

As to the payments themselves, they typically come in two forms. The first is a percentage of the overall loan For instance, assume you have a $400,000 mortgage and the prepayment penalty is 3 percent. Your prepayment penalty will be $12,000. This is typically true even if you are selling your home because of financial difficulties.

In some states, prepayment penalties can come in the amount of interest to be charged over a period. Assume you are paying $2,000 a month in interest on your loan. The prepayment penalty may be something equal to 10 months of interest from the date of prepayment. Put another way, you are looking at a $20,000 prepayment penalty. Obviously, such a payment is going to be a dent in any profit you would pull from the home.

Lenders are not required to identify prepayment penalty language in loan documents. You absolutely must read your loan documents to make sure penalties aren’t included.

Prepayment penalties are not mandatory in loan documents. If a lender refuses to waive the penalties, make sure to shop around for a better deal. Don’t get pounded on the back end of the loan.

Offshore Sports Betting Keeps Betters inside

Thursday, February 26th, 2009

Many modern gamers will certainly have learned of the slogan “offshore sports betting” by now, but aren’t totally in the know what that represents. An overseas gambling site in essence acts outside the sphere of a given state on the other hand it can mean a networked gambling website which has the majority of their host computer inside the borders of a land in which machine-accessible gambling is not at this time outlawed. In short therefore, it’s a gaming administration doing business outside the state of the gambler. Online betting world wide websites are currently governed through 3 structures. Is Your Life Spinning Out of Control? Three sure-fire strategies for getting control back and gainin

Thursday, February 26th, 2009

We all go through periods in our lives when we feel like it is spinning out of control and we don’t know what to do about it. It may be because of an unexpected tragedy that rocks us to our core and causes us to re-evaluate what is most important to us. It could be because we are going through a more positive, yet stressful, experience by choice, like planning a wedding or moving to a new and exciting place. Or it could just be because we have a hard time saying no and have too many commitments. Whatever the case may be, we can all relate to the experience of feeling out of control. But how do we get that control back? The following are three sure-fire strategies that you can apply today to begin to get a sense of control and feel some peace of mind.

Take a few minutes to just stop and breathe. This is perhaps the most powerful way of gaining control in the moment that you can do. I even suggest that you sandwich your day with this practice. Before you get out of bed in the morning take just five minutes to breathe. Just focus on your breath. This technique is very calming. You are going to be tempted to start thinking about all you have to do that day or whatever worries are on your mind, but go back to your breath. You can think later, but for now, just breathe. A calm mind will be much more efficient than one that is hopping from thought to thought. Do it again before you go to sleep. Are you having trouble sleeping? This can help you calm your mind so you can get some rest and be more efficient the next day. Use this technique throughout the day whenever you start to feel that “pumped up” feeling. You will immediately begin to feel more in control and at peace.

Prioritize. You can prioritize for the day, for the week, for your life, or even for just the next moment. Sometimes that is all we can handle. Any level or depth of prioritizing will help you gain control. Prioritizing means choice. You choose what is most important to you at any given time. You always have the power to choose. Even when events happen to you that are out of your control, you can choose how you respond to them. In that moment you prioritize your thoughts and feelings. You may say that you can’t control your feelings, and this is true to a degree. You may not be able to control your initial reaction, but you can choose how you will think about a situation, which will eventually lead to how you feel about it. As you begin to feel as though you are gaining control, you can then begin to prioritize for the long term. The more you think about and decide what is most important to you, the more you will operate from a place of conscious choice. As you do this, you will have more feelings of control and peace.

Focus on doing one thing at a time. I know in this day and age of multi-tasking we think we can’t get enough done if we are not doing more than one thing at a time. But is this really true? Have you ever noticed that the things we do with only half our attention, we often have to do over? Generally, when we give our tasks the undivided attention they truly require, we can get more done more efficiently. Just try this for a day and see what you can get accomplished.

What are you willing to begin today? Commit to at least one strategy, notice the effects, and you will want to incorporate all three. Applying these strategies during stressful times will help you gain a sense of control in your life. If you also begin to practice them in your daily life any time, you will begin to discover what it feels like to be at peace. Isn’t this what most of us are ultimately striving for anyway? I guess the key is to stop striving and breathe, prioritize, and focus. I guarantee that over time, the accumulated effects of these changes will dramatically change your quality of life and give you peace.

Motivation: 3 Powerful Quotes from Golfer Tiger Woods

Thursday, February 26th, 2009

I am not a golfer, unless you count an occasional game of putt-putt. I’m not even a fan of the game. But I am a fan of excellence, and so the following quotes by golfing great Tiger Woods recently caught my attention:

“I smile at obstacles.”

“My will can move mountains.”

“I will do it with all my heart.”

This is a great approach to solving problems and facing challenges in life.

“I smile at obstacles.”

What a novel approach. Most of the time, we cringe, avoid and complain instead. Unfortunately, none of that solves a problem. Often, problems just get worse.

Smiling at obstacles means we know that we’re bigger than the problems facing us, because we know we will learn and become stronger and wiser through solving them.

Instead of complaining about challenges, we can see them as gifts. Most every problem or challenge comes with a gift in its hands. The gift is what we will learn through solving the problems and facing the challenges.

Several years ago I worked in a drug rehab program for teenagers. Late one evening, as I talked with one of the staff about the crises of the day, I said “You know what, whatever we do in the rest of our careers will have to be easier than this.” Scott’s response was, “Either that, or this is just preparing us for what’s next.”

Scott was right. Problems and challenges can either define you or refine you. When you embrace the situation in front of you, you are refined like gold.

“My will can move mountains”

This does not mean that our will is the be all and end all of any given situation, or that our will can get us anything we want. Frankly, if humans are the be all and end all, we are all in big trouble. What this quote means, I believe, is that when we focus our energy on the problems before us, they are in trouble. The ability to understand where you are, look at where you exactly want to go, create a plan to get there, and then work the plan for all you are worth brings incredible rewards.

Focused action can move the mountains in front of you. But too many times we are like the frog in this riddle: “Three frogs were sitting in a pond on a lily pad when one decided to jump off. How many frogs were left?” Most people say two. The correct answer is three, because while the frog may have decided to jump, he did not jump off.

While it’s important to decide to do something, focused action is the only way to get the results you want.

“I will do it with all my heart”

I believe most people sleepwalk through life. Just stand outside a large office building on a Monday morning. You’ll see people in trances, sleepwalking through their day.

Yet when we bring all our heart to any activity, we come alive and actually have the opportunity to live the way we say we want to.

All of us know folks who brings their whole heart to what they do. Don’t you love being around them?

Why not be one of those people yourself?

When we bring our whole heart to a problem or challenge, it is easier to solve, and we just might have fun along the way.

There is a saying that there is a time in the life of every problem or challenge when it is big enough to notice, and small enough to solve easily.

When you bring these three skills to the table, you will notice problems early, solve them easily and grow more than you ever thought you would.

After Australia, Italy Gets a Blazing Mobile Broadband

Tuesday, February 24th, 2009

Telecom Italia is getting ready to launch a high-speed mobile broadband service in the first half of this year. It has been working with Ericsson to bring a 28Mbps network to Italy, and Milan will be the first city to get this service, sometime in June.

Telecom Italia’s announcement closely follows Australian telecom company Telstra’s announcement about a 21 Mbps service. Telstra has said that it is ready to launch the service, starting with its business clients and then moving on to a general release in April this year.

The technology for the Italian network is being provided by the Swedish telecom biggie, Ericsson, which is currently working on HSPA development. The new service will use MIMO or Multiple Input and Multiple Output technology. This new technology is capable of using several antennae branches to increase the end user’s connection speed.

Telecom Italia has not yet revealed the pricing details for the new service but if the Australian pricing is anything to go by, it seems users can expect the new faster service to be expensive, at least in the beginning.

Compared to UK’s current 3g internet network, the new Italian network will be four times as fast, but of course, the real world speeds remain to be seen as they usually depend on the time of the year, the time of the day, network clogging, distance from the base station and several other factors.

7 Great Life Lessons From Tsunami Survivor

Monday, February 23rd, 2009

As I am writing this article, the world is shaken by the tsunami that hit Asia on 26 December 2004. It is only now that we start understanding the greatness of the tragedy.

But it is also at such moments that we can see examples of outstanding people’s bravery and courage. And you know, they don’t even think about themselves as brave, they simply did what they thought was right.

I am referring to the story of Phuket’s resident Bill O’Leary, a former Australian, who saved many lives.

Just 2 minutes before the first wave hit, he received a phone call from his employee, who was on the beach where the company’s office is located, “The shoreline receded 250 meters past the swim platform”.

O’Leary was in the sea with guests of his cruise company and his 3 children on the board. He knew the news spelled big trouble. The swim platform was anchored 8 meters deep. He also remembered a shake he felt earlier that morning.

Not many people in Thailand knew about tsunamis but Bill immediately recognized the warning signs. Without delay, he phoned his offices and major hotels, telling them to remove people off the beach, “A tsunami is coming. Clear the beach and get people to high ground.” He also asked other people on the boat to make phone calls to places they knew.

Then he headed out to the sea to face the giant wave. Bill was on the other side of the island, further away from the upcoming tsunami He was in open water when he received the call from the same employee that tsunami hit the Phuket’s beach. Bill pulled back the engines and waited. Then he saw it. A 5-meter step on the water traveling faster than any wave he’d seen before. He directed the boat right at the step and jumped on.

The guests and children were terrified as the boat was riding the wave and everybody was screaming. Bill managed to keep the boat straight until the waves passed. Looking back they could see a wall of water washing off small boats and fish farms ashore. But O’Leary and his crew were safe.

And so were many people that got the 2-minute warning from him. They ran to high grounds and survived. One of the hotels on the beach that got the call, the Marriott, did not have anyone died.

But there also were people who ran back to their homes to fetch some valuables, and who died holding those valuables.

And here are the seven great life lessons we can learn from Bill O’Leary, a tsunami survivor:

1. If you live in the front row, this is where tsunamis hit.

Oceanfront homes come with drawbacks. Have an exit plan in case of emergency and learn the warning signs.

2. A tsunami does not come unannounced.

There ARE warning signs, always. Keep your feelings alert and you should not miss them. If there is a sudden change, seek an explanation.

3. If you know about a problem, alert others.

Don’t be afraid to be a Chicken Little. The sky may be really falling.

4. When smell danger, it is wise to run away.

When your gut feeling alerts you, don’t freeze. Do something. The problem will only get worse if you wait. If you don’t know what can be coming, ask others for help. If there is nobody around to help, simply run. Trust your gut feeling. If you feel unsafe, remove yourself from the situation immediately. Stop a date and excuse yourself. Jump off the car on the traffic light. It’s better to be silly than dead.

5. If you cannot run away from the danger, face it with courage.

Jump on the wave and keep your boat straight. Be totally fearless. Fight, if you have to.

6. No matter what happens, keep your cool.

There is no sense in panicking. Don’t let your fears or anger overwhelm you. In any situation, the first question you should ask yourself is, “What can I do about it?” Decide on the course of actions and carry on.

7. You are priceless.

You life is thousands times more valuable than anything you own. If you smell danger, forget about your purse, cash or a family memorabilia. Even if you have nothing, you will be still the same person you are today.

Build Muscle And Boost Your Bench in 8 Weeks

Sunday, February 22nd, 2009

What two things do most guys want when they take up weight training? Bigger muscles and a bigger bench. Unfortunately, their enthusiasm for these goals is a big reason most men don’t get either. From now on, when you hit the gym, take a look around and start paying attention to what others are doing.

You’ll quickly notice some standard muscle building no-no’s. First, their weight lifting routines are far from balanced. When’s the last time you saw anyone working hard on the deadlift or the free weight squat? Heck, nowadays, how many so-called “gyms” even have a power rack? Not many. By not pursuing a balanced bodybuilding routine focused on the big, basic movements, you’re really limiting the amount of muscle you can build.

If you focus on exercises for your biggest muscles, the back and the legs, you’ll start building muscle everywhere. You’ll also see your strength and poundages shoot up on your other exercises as well. And that includes the bench press.

The other major stumbling block people run into when trying to build a big bench is that they bench too much. They do too many sets too often. They end up overtrained, weaker, and possibly with shoulder and rotator cuff injuries.

So what can you do to build a bigger bench? First, start focusing on deadlifting and squatting. And, more directly, implement power cycles specifically geared toward increasing your bench press. Here’s an eight week power cycle you can use today.

You’ll be performing five sets each workout. Two of these sets will be warm up sets and the final three will be your work sets. Let’s say you start your cycle with 170 pounds. Each workout you’ll warm up sets will look something like this:

125 x 10 followed by 140 x 6

Your work sets will follow:

Week 1: 170 x 5 x 3 (3 sets of 5 reps each)

Week 2: 175 x 4 x 3

Week 3: 180 x 3 x 3

Week 4: 175 x 5 x 3

Week 5: 180 x 4 x 3

Week 6: 185 x 3 x 3

Week 7: 180 x 5 x 3

Week 8: 185 x 4 x 3

Depending on your current strength levels, recovery ability, and whether you’re overtrained at all from your previous routine, you might be able to make better progress by implementing two bench press workouts per week.

After you work through a successful eight week power cycle, you’ll want to shift gears for a few weeks and perform sets with some higher repetitions. Shoot for 4 or 5 setes of eight reps per set.

Remember to train your other muscles as well. Properly working your shoulders, triceps, back and even legs will help you build a bigger bench as well as building bigger muscles. Don’t be one of those guys that benches and does some arm work and that’s the extent of his workout.

Give this power cycle an honest try and see if you don’t end up boosting your bench and building bigger muscles.
